Patta Chitta Online 2026: View & Download Patta in Tamil Nadu (59 characters)

To view and download a patta online in Tamil Nadu:

  1. Open eservices.tn.gov.in, the land records portal of the Department of Survey and Settlement.
  2. Click “View Patta / Chitta / FMB – (Rural / Natham)”.
  3. Select the District, Taluk and Village, then search by Patta Number or Survey Number.
  4. Enter a 10-digit mobile number, click “Get OTP”, and enter the OTP to open the patta and chitta.

The form asks for no payment. Patta is a revenue record, so it is not on TNREGINET, the Registration Department’s portal.

Which land record do you need?

The portal lists 12 services. Five of them answer most patta searches. Pick by what you want to know:

“Rural / Natham” covers village farmland and natham (village house-site) land. Town property surveyed under the town survey uses the TSLR tiles instead. The portal’s own notice adds that copies of the field measurement sketch can be downloaded free.

Patta number or survey number: filling the form field by field

The form at View Patta / Chitta / FMB has the same top row for both searches: District, Taluk and Village, each a drop-down that fills after the one before it. Below that, “View Patta/Chitta using” offers two options.

Searching by patta number

Choose Patta Number (Chitta Full Details). One field appears: Patta Number. Type the number exactly as it appears on an old patta copy, then enter your mobile number and click “Get OTP”.

Use this when you hold an earlier patta copy. It shows the land recorded under that patta number in the village.

Searching by survey number

Choose Survey Number (Chitta With FMB). Two fields appear: Survey Number and Sub Division Number (a drop-down). The portal explains how to split the number:

Survey number on your papersSurvey Number fieldSub Division Number
24/2242
24 (no subdivision)24–

Use this when you only have the sale deed. The deed’s property schedule lists the survey number and village, which is all this search needs.

The OTP step

Both searches end with “Mobile No (10 digit)” and “Get OTP”. The record opens only after you enter the OTP sent to that number, so keep the phone with you. If the OTP does not arrive, check the number and request it again.

Reading and saving what you get

The extract shows names in Tamil Unicode. The portal asks users not to use the browser’s Translate option, because translation can change the names and the extract would no longer match the record. Save or print the page as it appears.

If a search returns nothing, check the three most common causes: the wrong taluk or village, a subdivision entered in the Survey Number field, or town-survey land searched under Rural / Natham.

Checking that a patta copy is genuine

A seller may hand you a printed patta. Do not rely on the paper alone. Patta extracts issued through this portal can be checked online:

  1. On the portal’s home page, click “Verify Patta / Chitta – (Rural / Natham)”.
  2. Type the Reference Number to Verify Chitta Extract printed on the copy.
  3. Enter your mobile number, click “Get OTP” and enter the OTP.
  4. Compare the record that opens with the paper: owner names, survey numbers and extent should match line for line.

People often call this online copy an “e-patta”. If the reference number does not open a record, or the details differ, ask the seller for a fresh copy and check again before you pay anything.

For a site you suspect is government land, the “Verify Government / Private (Poramboke) Land” tile on the same portal shows whether it is recorded as government or private land.

Patta order copy and application status

These two services are for people who have already applied for a patta change and received an Application Id.

ServiceWhat it asks forWhat it gives
View Patta Order CopyApplication Id (format 0000/0000/00/000000), then mobile number and OTPThe order passed on your application
Application StatusApplication Id and an “authentication value” (a small sum shown on screen), then “Get Status”Where your application stands

To apply for a new patta or a change of name, the portal’s “Apply Online Patta Transfer” tile sends you to a separate site, covered next. Our patta transfer page explains the full process.

Three portals people confuse: eservices, Tamil Nilam and TNREGINET

Most wrong turns happen here. Each portal belongs to a different office and does a different job.

PortalRun byUse it toLogin
eservices.tn.gov.inDepartment of Survey and SettlementView and download patta, chitta, A-Register, FMB and TSLR; verify a patta; check an applicationNo account; OTP to your mobile for each record

tnreginet.gov.inRegistration DepartmentView the EC, register deeds, check guideline valueNeeded only to apply for services

Two details from the Tamil Nilam page worth knowing before you apply: transfers are filed either with subdivision or without subdivision, and the supporting deed (sale, settlement, partition, gift, exchange or release) is uploaded as a file no larger than 3 MB. The eservices home page also notes that a patta transfer application can be filed at any Common Service Centre (CSC) for ₹60.

A tile called “Integrated Land Record” also sits on the eservices home page. When we checked on 26 October 2026, it opened an “INVALID ACCESS TO THE SITE!” message, so use the View Patta tile instead.
